FAQ

Q: Does it cost anything to sign up?

A: Nope! No cost to sign up excluding the time it takes to have our consultation call that is... because time is money! But outside of that there is no cost. There is also no obligation to send us every deal you have! Not busy one month and don't need our support, fine by us. We'll still celebrate your closing on Facebook because that's the kind of people we are. We just want to see you succeed!

Q: Do I get the same TC everytime I send a new file?

A: Absolutely! Once you're onboarded you will receive an introductory email with your assigned TC contact information, photo & bio. Upon onboarding you can expect to receive a call from your assigned TC within 24 hours. If and when your assigned TC is out on vacation we have other members of our team that will cover for them so that your files are never left untouched. We do have a listing and leasing specialist that only works those kinds of files, so you're assigned TC will be with you for all contract to close transactions.

Q: How do I pay?

A: There are a few ways to pay. If your office offers a DA/CDA oftentimes it's an option for us to be on it. Since we are usually the ones filling this out on your behalf, it takes zero additional steps to pay us! If your brokerage does not offer that option you can pay through zelle or check. For an additional $15 we do accept credit cards.

Q: I'm a control freak, how do I trust someone with this much responsibility in my business?

A: Boy do I have some good news for you! WE ARE CONTROL FREAKS TOO. But let's say you don't have the trust part down yet. Your TC will CC you on all communications. This way you can pop in at any time and direct the TC or your client. Eventually you might get overwhelmed by the amount of communication in which case you can cut the cord and let your TC to only CC you on things that require your attention or response.

Q: When do you as the TC get involved in the transaction?

A: For the contract to close service the TC gets involved once the contract is executed. So once you submit the intake sheet and provide the executed contract we can then process the file and get intro's out. How would one send out intro's with the timelines if we don't have a fully executed/binding agreement? You'd be surprised! Same is true for listing input. Once you have a fully executed listing agreement you can submit your request on the website and we'll get to work.

Q: Do you draft contracts?

A: Unfortunately at this time we do not offer contract drafting. And while we're on the subject, it's good to mention we also do not draft repair addenda and/or amendments to address concerns, as well as pre or post occupancies. This wording must come from the agent and we'll chase down those signatures no problem!

Q: What if the deal doesn't close?

A: GREAT QUESTION! We work with the philosophy "we get paid if you get paid", unless of course you'd like extra support on the file after it's terminated. If you would like your TC to send out the cancelation, circulate the executed documents and ensure the earnest money is returned in a timely manner... we've got your back. We offer this service for $50 however it's completely up to you and is not a required service. If you have the listing side, with this service, we'll also ensure your mls is adjusted back to active and recognize your paperwork so the future contract doesn't get mixed with the old.

Q: What are some benefits of hiring a transaction coordinator?

A: Where do I begin! I'd say the biggest benefit to hiring a transaction coordinator is having the opportunity to partner with a real estate professional who requires no time to train, no health benefits to be paid out, no overhead of any kind. Not only will a transaction coordinator keep your paperwork organized and ensure you never miss a deadline but they will eventually become the eyes in the back of your head, pinpointing issues before they happen to save you and your clients headaches.

Q: Do you offer bilingual TC services?

A: Yes! Our TC Johanna is bilingual in English and Spanish.
