What to expect when hiring us for transaction coordination.

  • Send out intro emails to all parties with contract deadlines and all parties contact information
  • Ensure all documents are collected and signed by all parties
  • Upload all contract documents into compliance system
  • Submit commissions/provide DA/CDA to title or closing attorney
  • Provide a weekly summary to keep agent updated on all progress within the transaction including all notes, completed tasks and future tasks
  • Prepare addendums and ensure all execution in a timely manner
  • Confirm with lender all deadlines are on time and reachable
  • Coordination of closing time and date with all involved parties
  • Request earnest money receipt and share with all parties
  • Request and review of the settlement statement
  • Request wire instructions on behalf of the buyer
  • Request escrow transfer when needed
  • Schedule final walk-through
  • Confirm receipt by buyer of final amount due at closing
  • Confirm receipt by seller of proceeds figure
  • Confirm buyer has made loan application
  • Make sure appraisal has been ordered
  • Follow-up with lender for appraisal results
  • Confirm CD has been acknowledged by buyer in time for closing
  • Coordinate home and termite inspections
  • Remind agent of deadlines
  • Send all necessary completed documents and addendums
